BM3 Architecture was appointed by Howarth Homes to provide architectural services, comprising initially of concept feasibility work, which moved forward to a full planning application submission. The proposed redevelopment of the former sports pitches owned by Northolt High School, but no longer used, would in turn provide funds for a new building for the school together with associated sports facilities.

The Dabbs Hill site is located next to Northolt Park, Ealing, in North West London. The scheme comprises 31 houses and 118 apartments, a total of 149 residential units overall which include 1, 2, 3 & 4 bedroom dwellings.

Where new connections with existing streets are formed, contextual two storey houses have been utilised to blend with the existing massing and scale. Larger three & four storey apartment blocks have been proposed in the centre of the site and also to the edge of the adjacent park.

The public realm comprises well landscaped areas including a ‘pocket park’. All of the apartment blocks benefit from green roofs and also include photovoltaic panels which form part of the sustainability strategy.
