Completed in September 2026, Telford 6th is a new further education facility created through the refurbishment and adaptive reuse of the former Addenbrooke House, a vacant Telford & Wrekin Council office building. Forming part of the wider Station Quarter Masterplan, the project provides much needed centralised education opportunities in Telford Town Centre, accommodating up to 731 students and staff.

The scheme retained the existing primary steel structure, concrete floor slabs, and services, providing the opportunity to sustainably reuse an existing asset; achieving an EPC A rating. The design used large aspect windows and a distinctive north-eastern atrium to maximise natural light and strengthen the connection to the town centre, while distinctive brickwork and anthracite detailing create a contemporary vernacular.

BM3 were appointed by local contractor McPhillips (Wellington) Ltd, providing architectural and technical services from RIBA Stage 5 through to completion, alongside CDM Principal Designer and Building Regulations Principal Designer duties. Working within the constraints of the retained elements, BM3 reviewed and developed Stage 4 information, resolved technical and design queries, supported Building Control approval and regulatory compliance, and managed contractor RFIs and specialist designers coordination. Close coordination with the contractor, client team, consultants and Building Control was essential to maintaining a collaborative approach through a challenging programme ahead of the new academic year.

Telford 6th demonstrates BM3’s architectural, technical and regulatory expertise in delivering complex refurbishment projects and transforming an existing building into a high-quality, flexible and inclusive educational facility supporting the regeneration of Telford’s Station Quarter.
