The existing building, a former Mecca Bingo hall is located on the edge of Watford Town centre and forms the entrance into an established residential street. The main facade to the building was created in an Art Deco style and so as part of the planning permission, this significant element of the building was proposed for retention. New floor plates were proposed and all other elevations were new. The new elevations, although contemporary in appearance pay homage to the Art Deco styling of the retained facade.

The building comprises 25 apartments, 4 of which are for affordable rent. There is a mix of 1 and 2 bed dwellings.

The block benefits from secure parking, integral refuse storage and a landscaped area to the rear.

The construction comprises a reinforced concrete frame, with a lightweight steel frame and render system wall composition. This allowed for the building to be constructed very quickly making it watertight which allowed for internal trades to commence with works much earlier than what would have been possible with a traditional build. The building was completed in less than 12 months.

The development brings back to life an important historic feature of Watford, and provides much needed housing for the area.
