BM3 Architecture was instructed to provide 24 new dwellings on a rural exception land off Marlbank Road, Welland, Worcestershire. The site’s location is inside the eastern boundary of the Malvern Hills, Area of Outstanding Natural Beauty.

The development comprises of a mix of 3 bedroom bungalows and 2, 3 and 4 bedroom houses. Seven of the dwellings are for affordable housing provision with the remainder being market housing.

The proposed development will help to resolve the shortage of affordable housing within the village. An effort has been made across the whole site to increase spacing between dwellings to create the feeling of a more open space less dense development and to maximise views of the countryside beyond. Also, the dwellings were pushed back from access roads and shared driveways to allow for planting of trees and other soft landscaping which will break up the street scenes.
